Job Description

JRK Residential Group has an immediate need for an Assistant Property Manager to join our team at Harbortown Apartments, our luxury, multifamily apartment building located in Orlando, FL.

Responsibilities include helping oversee operations and leasing, assisting with collections, helping to supervise staff and tenant relations on-site.

What you'll do:
•Assist the Property Manager with rent collections, late notices, posting rents, serving 5 Day Pay or Quits and serving eviction notices
•Assist with and manage tenant delinquency
•Assist the Property Manager with taking 30 day notices and processing move-outs
•Establishes friendly and helpful working relationships with residents to gain their loyalty and promote resident referrals
•Assist with weekly sales meetings and reporting
•Help show apartments and process applications for prospective residents
•Initiate and assist with all lease renewals
•Helps supervise employees and ensures performance at or above standards in all areas
•Communicates regularly, professionally and effectively with government agencies and Company management and staff
•Helps execute promotional and markdown activity on a timely basis and according to Company guidelines
•Inspect and maintain vacant units on an as needed basis
•Helps ensure that the Property is in compliance with all Local, State and Federal employment laws, including wage and hour, breaks, human rights and equal employment opportunities.
•Maintains regular and consistent attendance and punctuality to ensure all essential duties are fulfilled to satisfactory level
•Other duties may be assigned as needed

What you'll need:
•High-school graduate, College graduate preferred
•Successful previous property and supervisory experience
•Proficient in personal computer skills and in business-related computer software, including Microsoft Office and e-mail
•Knowledge of general business and accounting concepts and practices
•Team player with excellent leadership, supervisory, analytical and reasoning skills
•Self-motivated, responsible, accountable and mature, with a desire to excel and grow
•Excellent communications (written and verbal) skills
•Highest levels of honesty, integrity and ethics
•Able to read, understand, speak and write the English language at high-school graduate level, including the ability to hear the spoken word
•Proficient in arithmetic and mathematics at a high-school graduate level
•Assistant Property managers will be scheduled according to Company guidelines and standards and must approve their schedules with their supervisor
•Ability to effectively comprehend and communicate with tenants, staff, management, and other relevant parties
•Ability to walk property, stand, and sit as needed
•Ability to effectively operate office equipment and perform daily tasks
•Ability to frequently lift and/or move 10 Lbs.
•May be required to work on the busiest days, including weekends and holidays as needed

  • Preparing and renting vacant apartments as soon as possible after an apartment is vacated
  • Maintain a safe, supportive, clinically sound apartment setting
  • Establishing professional relationships with resident relations and building a true community within the apartment community
  • Provide applications and verification forms for all applicants who inquire about apartment rentals
  • Go above and beyond by knowing the competition and the market area of the apartment community
  • Supervise adult patients in Partial Hospitalization Program(PHP) who reside in the apartment located in downtown Bellevue, WA
  • Monitor and supervise the residents of apartment during the late afternoon hours of program and through the overnight hours at the apartment
  • Coordinate periodic social activities with apartment residents and other MHCD staff
  • Maintain attractive, neat office and/or model apartment and clubhouse at all times
